Thank you for considering a Haven-managed property. Our goal is simple: place qualified, responsible residents in well-maintained homes while ensuring a smooth, transparent process for everyone involved.
We operate in full compliance with Federal, State, and Local Fair Housing laws, and we do not discriminate based on race, color, religion, sex, disability, familial status, or national origin.
**Application Requirements**
Every adult (18+) who will occupy the unit must apply. To meet the application requirements, have the following ready:
- Valid government-issued photo ID
- Proof of income (4 most recent pay stubs or 2 most recent bank statements)
- Employment information
- Current & previous address with landlord contacts
- Information for all occupants
- Emergency contact
- Pet details, if applicable
- Two references
- $45 non-refundable application fee per adult
Applications remain open until one is fully approved. Haven must select the most qualified applicant based on our fiduciary duty to the property owner.
**Renter Qualifications**
Applicants may combine income to meet the renter qualifications. Minimum requirements include earning 3x the monthly rent (gross income). Self-employed applicants must provide:
- Prior year tax return
- 90 days of bank statements showing consistent deposits
Other accepted income sources (with documentation):
- Child support • Social Security • Disability • Retirement income • Court-ordered payments
If income does not meet requirements, an applicant may:
- Provide a qualified guarantor (must earn 5x rent and pass full screening), or
- Pay the full lease term upfront.
**Tenant Screening**
We run a soft-pull credit check (which does not affect your score). The tenant screening includes:
- Credit history
- Payment patterns
- Rental history & landlord verifications
- Criminal background check
- Eviction history
Automatic denials may include:
- Evictions within the last 5 years
- Multiple evictions at any time
- Verified landlord debt
- Undisclosed criminal history
- Criminal offenses indicating risk to persons or property
- Fraudulent or falsified application information
All criminal history is reviewed individually, per Fair Housing guidance.
**Occupancy Limits**
(Health and safety guidelines)
- 1 Bedroom: 3 occupants max
- 2 Bedroom: 5 occupants max
- 3 Bedroom: 7 occupants max
- 4 Bedroom: 9 occupants max
Roommate approval varies per property owner. Each roommate must qualify individually and pay their own deposit.
**Pet Policy**
Pet approval is at the property owner’s discretion. General rules (unless the listing says otherwise):
- Maximum of 2 pets (varies by property)
- Breed-restricted dogs are not allowed (pit bull, rottweiler, doberman, etc.)
- A photo of each pet is required
- Pet fees/deposits vary per property
- Pet Screening application is required for all animals
Service & Support Animals: Not considered pets. No fees, deposits, or pet rent. Documentation may be required per Fair Housing guidelines.
**Renter’s Insurance**
Required for all tenants. Must include minimum $100,000 liability coverage with Haven/Owner listed as “additional insured.” Must be maintained throughout the entire tenancy.
**Professional Conduct Requirement**
Haven Property Management maintains a professional work environment. Aggressive, hostile, threatening, or disrespectful behavior toward staff or vendors is not tolerated and may result in:
- Application denial
- Refusal to communicate except in writing
- Immediate disqualification from the leasing process
This policy is applied in compliance with Fair Housing laws and is based solely on behavior—not on any protected class.
**Final Notes**
Your application will be processed as quickly as possible. Full approval typically takes 24–48 hours, depending on how fast employers and previous landlords respond.
If you are denied based on a screening report, you may request a free copy within 60 days and dispute any errors directly with the reporting agency.
